Terms & Conditions: General · Montana Bed Tax is calculated on the rental amount at a rate of 7%. It does not apply to rentals over 30 days in duration. It is not included in the published rental rate. · Check in time is after 4:00 PM and check out time is before 11:00 AM. An early check-in or late check out can be arranged for an additional $50 fee. If you will be arriving after 10 PM, please call to make special arrangements. · Smoking is not allowed in any of our units. Guests may smoke outside of the units. If smoking debris is left outside, you will be charged additional cleaning fees to clean up the smoking debris. · Maximum occupancy is strictly enforced. If you have additional guests that visit but do not stay overnight it is allowed as long as it is reasonable. Should you have a large number of guests for a day function, you must call and get an approval. Should additional guests stay overnight, which exceed the maximum occupancy, additional charges will apply and/or your reservation may be terminated. Adults are responsible for following any Owner association rules and for supervising their children. · Should you need internet access, please check unit amenities. Under no circumstances are owner computers to be utilized without prior approval. · Minimum stays, maximum stays, and specials are set by each owner and vary by unit and season. Check the website for specials.
Payments and Fees · We accept VISA, MASTERCARD, personal & certified checks as well as money orders. · A reservation deposit, of 50% of the rental amount, is due within 7 days of the reservation. The final payment is due at least 45 days before arrival. The final payment will be billed to your credit card on file unless other payment arrangements have been made. · There is a one time cleaning fee to restore the unit at the end of your stay. The cleaning fee is based on the history of the costs to clean the unit. The actual costs will vary by the amount of cleaning needed to restore the unit. The anticipated cleaning fee for each unit is defined on the reservation. If you wish mid stay cleaning, it can be arranged for an additional fee. · Pet stays must be pre-approved - if allowed for a unit. Additional cleaning fees will apply should a pet be allowed. Tenants are responsible for following all Owner association rules regarding pets. · Optional Service: Travel Insurance. To be determined · If you make a change to your reservation there will be an additional processing fee ($20), which will be charged at the time of the change. No changes can be made within 45 days of your arrival. CANCELLATION POLICY:
· Cancellations made more than 45 days before arrival will be refunded in full - except for a $30 cancellation fee. · Cancellations less than 45 days from the arrival date are non-refundable - unless the unit is re-booked. · Cancellations must be confirmed in writing or by email. · A 'No Show' constitutes an automatic loss of all deposits. · Cancellations made within 45 days of arrival will result in loss of all monies, and any claims must be taken up with the travel insurance company, if a travel insurance policy was purchased.
GUEST RESPONSIBILITIES
· All properties are owned by individuals and are inspected upon Check-Out by a member of the cleaning company. Guests are required to inform Advanced Real Estate Management if any breakage or damage occurs during stay, or is observed upon Check-In. Guests shall not destroy, deface, damage or remove any or part of the property, or render smoke detectors inoperable. Guest shall be liable for any damages. Accidental Damage Waiver Protection is available at the time of the reservation booking or at Check-In. · Guest agrees not to behave in any unlawful or improper manner in or around his/her rented property, nor shall unreasonably loud activities be carried on in any property or common areas. Guest will be asked to leave without refund if such circumstances occur. Advanced Real Estate Management has the right to terminate this Agreement and remove disruptive guests without refund. · Guest acknowledges that they are responsible to supervise their party, and will not hold Advanced Real Estate Management or any property owner(s) liable for their parties conduct.
CONDITIONS OUTSIDE OF OUR CONTROL · Advanced Real Estate Management reserves the right to substitute properties, provide alternative lodging or cancel the reservation if for any reason beyond our control the property becomes unavailable. If cancelled, a full refund of the deposit will be made. Upon refund, all contractual rights and obligations are released. · Advanced Real Estate Management and the Property Owners will not be responsible for loss, theft, or destruction of personal property of any Guest.
Advanced Real Estate Management cannot refund monies for circumstances beyond our control. This includes Acts of God, particularly, severe or inclement weather, failure of public utilities or outside services, e.g., power, cable television, satellite television (etc.). Accordingly, we suggest that you consider purchasing travel insurance. Completion of and signature on this Guest Agreement / Rental Policy constitutes an agreement between the Guest, whose signature appears below, and Advanced Real Estate Management for all of the above policies. Completion of and signature on this Guest agreement / Rental Policy also constitutes an agreement that the credit card (or other means) you supplied upon making your reservation will be charged in the event of any damage or loss that has occurred during your stay, whether caused by you or anyone in your party. _______________________________ ______________________ Print Name Above Date X_________________________________________________________ Signature of Guest (whose name appears on the credit card used to make the reservation) |
